Reset provided specialist urban design and landscape architectural services for the Resource Consent for the construction and operation of the comprehensive, integrated retirement village. The Project comprises the construction of 11 buildings ranging between two and four storeys in height, with semi-basement or basement levels; 183 independent living units; 60 aged care units; a range of resident amenities, including reception, lounges, café, restaurant, therapy, salon, health/wellness centre, library, and staff and administrative facilities; and extensive site-wide landscaping and outdoor amenity and recreational spaces. 

The layout of the retirement village was developed in response to the site’s topography and the broader landscape, with the buildings being orientated to optimise solar access, aspect and outlook and stepped to respond to the southeast to northwest contour of the Site. The design deliberately avoids large, connected building masses, with eleven standalone buildings that range in size (footprint) and height. The buildings incorporate various materials, modulation, articulation, colour, and related landscape treatment to give each of them an identity and avoid an appearance of 'sameness' across the retirement village. The landscape spatial arrangements will provide a high level of amenity for residents/visitors/staff and neighbouring properties, with the spaces created responding to the activities and functions they relate to within the site (including the entrance ‘avenue’ and outdoor patios, seating areas and recreational areas. 

Stage 1 is currently under construction.
