We’re proud to have worked alongside Patrick Fontein, Studio D4, EDG Planning & Design and a talented team of planners, engineers, and environmental experts to help bring this urban-design-led, regenerative community to New Zealand.
 
Mangawhai Hills is a pioneering 185-hectare regenerative community that represents a new standard for sustainable development in New Zealand - aiming for fully self-sufficient across water, wastewater, energy, carbon, and stormwater – a first for a large-scale NZ development. Every lot integrates nature, landscaping, and regeneration, creating a long-term vision built with integrity. The projects takes an ambitious regenerative approach that aims to leave the land, community, and environment in better condition post-development than before.

The masterplanned community has circa 50% for larger lot residential and the remaining areas for conservation, with extensive native bush restoration, wetland rewilding, and an integrated trail network. Studio D4 has managed comprehensive community engagement including collaboration with local Iwi Te Uri o Hau, neighbouring property owners, and environmental groups, ensuring the development reflects community values while achieving net-zero (or better) on-site energy, water, wastewater, and carbon emissions.
 
Congratulations to the team on launching Stage 1, comprising 57 elevated lots, extensive native revegetation planting, and a trail of bush pathways. Also Mangawhai Hills College has been set up to provide additional educational options for the growing Mangawhai community, and recently celebrated the first students with a native tree planting day. It’s inspiring to see innovation, environmental stewardship, and design working together at this scale. Looking forward to seeing this community thrive!
